When You Need
Old Insulation Removal

Not every home needs insulation removed. Sometimes you can add new material over what’s there. But if your attic or crawl space has contamination, structural damage, or insulation that’s compressed beyond repair, removal comes first.

You need insulation removal if:

  • Rodents have nested in your attic
  • Your insulation is wet or moldy
  • You see visible damage
  • High energy bills even after sealing air leaks
  • Odors coming from the attic or crawl space
  • Previous contractors left debris
  • Your home was built before 1980 and the insulation hasn’t been updated

Signs you can add over existing insulation:

  • Current material is dry, intact, and evenly distributed
  • No signs of rodent activity or moisture damage
  • R-value is low but the material itself is clean
  • No odors or air quality concerns
When we inspect your attic, we tell you which approach makes sense. If your insulation is salvageable, we say so.
If removal is the right call, we explain why and show you what we found.

What Makes Insulation Unsafe

Insulation works by trapping air in its fibers. When those fibers get compressed, wet, or contaminated, they stop doing their job. Worse, contaminated insulation spreads allergens, pathogens, and odors into your living space every time your HVAC system pulls air through the attic.

Rodent Contamination

Rats, mice, and squirrels nest in attic insulation. They leave droppings, urine, fur, food debris, and parasites behind. Hantavirus, salmonella, and leptospirosis can survive in dried rodent waste for months. Every time your HVAC cycles, contaminated air moves into your home.

We see rodent damage in 60-70% of Oakland attics we inspect. The East Bay hills, older housing stock, and proximity to open space make this area prime rodent territory. If you’ve had rodent activity, your insulation needs to come out. After removal, we offer rodent solutions including exclusion, trapping, and proofing to prevent future intrusions.

Moisture and Mold

Roof leaks, plumbing failures, and condensation problems soak insulation. Wet insulation loses R-value immediately and becomes a mold breeding ground within 24-48 hours. Fiberglass and cellulose hold moisture against wood framing, which accelerates rot and structural damage.

If your insulation has been wet for more than a few days, it needs replacement. Drying it out doesn’t restore performance or eliminate mold spores.

Age and Compression

Insulation settles over time. Fiberglass batts compress under their own weight. Blown-in cellulose compacts as it ages. A 40-year-old attic that started with R-30 insulation might be performing at R-15 today.

If your home was built before 1990 and the insulation hasn’t been updated, removal and replacement typically delivers better results than adding new material on top of failing old stock.

Improper Installation

We’ve removed insulation that was installed backwards (vapor barrier facing the wrong direction), packed too tightly (eliminating air pockets), or scattered unevenly (leaving sections of bare drywall). Poor installation wastes money and creates performance problems you’ll notice on your energy bills. When improper installation is combined with age or contamination, removal is the only fix.

Our Insulation
Removal Process

We remove insulation using industrial-grade vacuum systems rated for contaminated materials. The process is methodical, contained, and designed to protect your home from cross-contamination.

We start with a free attic inspection. One of our technicians enters your attic, photographs current conditions, and tests insulation depth, moisture levels, and contamination. We check for rodent entry points, roof leaks, ventilation problems, and structural concerns.

You get a written estimate that breaks down what we found, what needs removal, and what comes next. No upselling. No surprises.

Before removal starts, we protect your home:

  • Seal HVAC registers to prevent contaminated dust from entering living spaces
  • Cover walkways and entry points with drop cloths
  • Set up negative air pressure in the attic (contaminated air gets vented outside, not into your home)
  • Wear respirators, gloves, and protective suits rated for biohazard work

If you have items stored in the attic, we move them to a clean section or ask you to relocate them before we begin.

We use truck-mounted vacuum systems with 6-inch hoses. These machines generate enough suction to pull insulation directly from the attic into sealed disposal containers outside your home.

For fiberglass batts, we remove sections manually and feed them into the vacuum. For blown-in cellulose or loose-fill fiberglass, we vacuum the entire attic floor until we reach bare drywall or wood decking.

This process takes 3-6 hours for a typical 1,200-1,500 square foot attic. Larger homes or heavily contaminated spaces take longer.

After insulation is out, we remove remaining debris: rodent nests, old ductwork, construction waste, anything that doesn’t belong. We sweep the attic floor and wipe down joists to create a clean surface for new insulation.

If rodent contamination was present, we apply EPA-registered sanitizer to all surfaces. This kills bacteria, viruses, and parasites left behind.

Before we leave, we inspect the cleaned attic one more time. We look for:

  • Roof leaks or damage that need repair before insulation goes back in
  • Air sealing opportunities (gaps around pipes, wires, recessed lights)
  • Ventilation problems that could cause future moisture issues
  • Rodent entry points that need sealing

You get a post-removal report with photos and next-step recommendations. Most clients schedule insulation replacement and air sealing on the same visit, but you can defer if needed.

We handle attic cleaning as a standalone service or as part of the removal process, depending on contamination levels.

What Happens to
Removed Insulation

We dispose of contaminated insulation according to California hazardous waste regulations. Material goes into sealed bags, gets loaded into our truck, and is transported to licensed disposal facilities that handle biohazard construction waste.

You don’t have bags sitting in your driveway. You don’t touch contaminated material. We manage the entire disposal chain.

For non-contaminated insulation (old but clean material that’s just ineffective), we use standard construction waste disposal. Either way, it leaves your property the same day.

Cost Factors for Insulation Removal

Insulation removal pricing depends on attic size, contamination level, insulation type, and access difficulty. Here’s what affects your quote:

Contamination Severity

Light dust removal costs less than full biohazard cleanup with sanitization. Rodent-damaged insulation requires additional safety protocols and disposal fees.

Insulation Type

Blown-in cellulose vacuums quickly. Fiberglass batts require manual handling before vacuuming. Spray foam removal (rare in residential attics) requires cutting and scraping.

Attic Square Footage

Larger attics take more time and generate more waste. A 1,000 sq ft attic costs less to clear than a 2,500 sq ft space.

Access Difficulty

Standard attic hatches work fine. Homes with no attic access, low clearance, or awkward entry points take longer and require extra labor.

Additional Srvices

If you’re scheduling insulation replacement, air sealing, or rodent proofing at the same time, we bundle pricing for the full scope.

Why Remove and Replace Instead of Adding Over Existing Insulation

Adding insulation over contaminated or damaged material doesn’t solve the underlying problem. You’re burying allergens, pathogens, and moisture issues under a fresh layer of fiberglass or cellulose. The contamination stays in your attic. The odors persist. The health risks remain.

If your insulation is contaminated, wet, compressed beyond repair, or improperly installed, adding more material on top is like painting over rot. It looks better temporarily, but the problem gets worse underneath.

We remove old insulation when removal is the right call. We add over existing material when that approach makes sense. The difference is in what we find during inspection.

Removal and Replacement Gives You:

Clean Air:
No rodent waste, mold spores, or allergens circulating through your HVAC

Predictable R-Value:
New insulation performs to spec because it’s installed over clean surfaces

Better Energy Performance:
Your heating and cooling systems work less to maintain temperature

Long-Term Durability:
Fresh insulation lasts 20-30 years when properly installed

Peace of Mind:
You know what’s in your attic and how it’s performing

Insulation Removal
for Crawl Spaces

Crawl space insulation faces the same contamination risks as attic insulation: rodents, moisture, mold, and age-related compression. The removal process is similar, but access and containment look different.

We remove contaminated crawl space insulation using the same vacuum systems we use in attics. We protect your home with vapor barriers and containment zones, extract old material, sanitize surfaces, and dispose of waste according to California regulations.

After removal, most clients schedule crawl space moisture barrier installation or full encapsulation to prevent future moisture problems.

If you’re dealing with crawl space issues, our crawl space cleanup service addresses contamination, debris, and standing water before new insulation goes in.

What to Expect After Insulation Removal

Your attic will be empty, clean, and ready for the next step. You won’t have insulation for a few hours or days (depending on your schedule), which means temporary energy performance loss. Most clients schedule removal and replacement on the same day to minimize downtime.

After removal, we’ll walk you through what we found, show you photos, and explain what comes next. If you’re ready to move forward with insulation replacement, we can schedule installation immediately. If you need time to budget or coordinate other work (roof repair, air sealing, rodent proofing), we’ll give you a timeline and hold your estimate for 90 days.

If you defer replacement, expect:

  • Higher energy bills while the attic is bare
  • Temperature fluctuations in rooms below the attic
  • More HVAC runtime to maintain comfort

We don’t recommend leaving an attic uninsulated for more than a week, especially during summer or winter.

Frequently Asked Questions

Most residential attics take 3-6 hours to clear completely. Larger homes (2,500+ sq ft attics), heavily contaminated spaces, or difficult-access attics can take a full day. We give you a time estimate during your free inspection based on what we see.

Yes. We seal your living spaces from the attic using containment barriers and negative air pressure. You won’t breathe contaminated dust. That said, the vacuum system is loud, so you might prefer to be out for a few hours.

If possible, yes. We can work around stored items, but removal goes faster and costs less if the attic is clear. If you can’t move everything, we’ll protect what stays and work carefully around it.

We document everything we find and include it in your post-removal report. If we find active mold growth, roof leaks, or wood rot, we’ll recommend next steps. We handle minor repairs in-house. For major structural work, we refer you to licensed specialists and coordinate timing so insulation installation happens after repairs are complete.

We recommend same-day replacement. Every day your attic sits empty, you’re losing energy and money. Most clients schedule removal and replacement together. If you need to defer for budgeting or scheduling reasons, we suggest replacing within one week.
