Common Attic and Crawl Space
Pests in the Bay Area

Raccoons
Raccoons tear through roof vents, soffit panels, and attic screens to build nests. They destroy insulation, chew through wiring, and leave droppings contaminated with roundworm eggs. Raccoon season in the Bay Area runs from late winter through summer, when mothers seek safe den sites for their young.
How we handle it: We locate all entry points (raccoons often create multiple access routes), install one-way exclusion doors so they can leave but not re-enter, then seal openings with galvanized steel mesh that can’t be torn or chewed. After removal, we sanitize affected areas and replace contaminated insulation.

Birds (Pigeons, Starlings, Sparrows)
Birds nest in attic vents, under eaves, and in gaps where rooflines meet walls. Their droppings carry diseases including histoplasmosis and cryptococcosis. Bird nests block ventilation, create fire hazards near electrical fixtures, and attract parasites like bird mites.
How we handle it: We remove nests, install bird netting or vent screens to block re-entry, and clean up droppings with HEPA-filtered vacuums to prevent airborne spore spread. For protected species like certain migratory birds, we wait until nesting season ends (as required by federal law), then install exclusion devices before the next season starts.

Bats
Bats enter through gaps as small as 3/8 inch and roost in attics, often forming colonies of dozens or hundreds. Bat guano accumulates quickly, damages insulation, and releases histoplasmosis spores when disturbed. California law protects most bat species, so removal requires humane exclusion methods.
How we handle it: We perform exclusion during approved times of year (avoiding maternity season when flightless young are present), install one-way bat valves or netting so adults can leave but not return, then seal entry points after the colony has vacated. Guano cleanup includes containment, HEPA vacuuming, and insulation replacement if contamination is severe.

Wasps and Hornets
Paper wasps, yellowjackets, and bald-faced hornets build nests in attic spaces, wall voids, and under eaves. Active nests pose sting risks, and abandoned nests attract scavenger insects. Some species become aggressive when defending nests near human activity.
How we handle it: We treat active nests with targeted insecticide (applied at dusk or dawn when the colony is inactive), remove the nest structure, and seal the entry point. For nests inside wall voids or hard-to-reach attic areas, we use dust formulations that the insects carry back to the colony.

Carpenter Ants
Carpenter ants excavate wood to build nests, targeting damp or damaged framing in attics and crawl spaces. Unlike termites, they don’t eat wood, they hollow it out for galleries. Infestations indicate moisture problems that need fixing.
How we handle it: We locate the parent colony (often in exterior trees or stumps) and satellite colonies inside your home, treat both with targeted baits and barrier sprays, then identify and fix moisture sources (roof leaks, poor ventilation, plumbing issues) that attracted them.

Other Pests
We also handle beetles (powder post, deathwatch), moths (clothes moths in stored items), and occasional invaders like spiders and silverfish that thrive in attic and crawl space conditions.
Signs You Have Attic or Crawl Space Pests
Sounds
- Scratching, scurrying, or thumping at night (raccoons, larger animals)
- Fluttering or chirping at dusk (bats, birds)
- Buzzing near eaves or vents (wasps, hornets)
Visible Evidence
- Droppings on insulation, rafters, or stored items
- Torn or displaced insulation
- Nests made of leaves, twigs, paper, or mud
- Grease marks along entry points where animals repeatedly enter
- Damaged vent screens or gaps in roofline
Odors
- Musty or ammonia smell from urine-soaked insulation
- Dead animal odor from pests that died inside walls or attic spaces
Structural Damage
- Chewed wires (fire hazard)
- Damaged ductwork or vapor barriers
- Holes in drywall or soffit panels
- Scratched or gouged wood around entry points
Energy Bill Increases
- Higher heating or cooling costs from damaged insulation or compromised air sealing
Early intervention prevents expensive damage.
Our Pest Elimination Process
We inspect your attic, crawl space, roofline, and exterior to:
- Identify what species you’re dealing with
- Locate all entry points (animals rarely use just one)
- Assess damage to insulation, wiring, ductwork, and structure
- Check for moisture problems or other conditions that attract pests
Knowing the species determines the removal method. Raccoons need exclusion doors. Bats require timing restrictions. Protected birds need humane deterrents. We tailor our approach to biology and Bay Area regulations.
We use exclusion methods whenever possible:
- One-way doors/valves: Animals exit on their own but can’t re-enter
- Live trapping: For situations where exclusion isn’t practical
- Targeted treatments: For insects that can’t be physically excluded
We follow California Department of Fish and Wildlife regulations for protected species and use humane methods in all cases.
After pests are removed, we seal every entry point with materials they can’t defeat:
- Galvanized steel mesh (raccoons, squirrels)
- Heavy-gauge vent screens (birds, bats)
- Caulk and metal flashing (insects, small gaps)
- Soffit and fascia repairs (structural openings)
Sealing is permanent. We don’t use foam or chicken wire that animals can tear through.
This is where being a full-service contractor matters. Pest control companies remove the animal and leave. We handle the aftermath:
- HEPA-vacuumed removal of contaminated insulation
- Sanitization with antimicrobial treatments
- Odor neutralization
- New insulation installation (blown-in, batt, or spray foam)
- Debris and contaminated material removal
- Vapor barrier repair or replacement
- Moisture control solutions
Structural repairs:
- Drywall patching
- Ductwork repair
- Wiring repairs (coordinated with licensed electrician if needed)
You get a safe, clean attic or crawl space, not just an empty one.
We’ll advise you on steps to prevent re-infestation: - Trim tree branches that provide roof access - Install chimney caps - Repair damaged roof tiles or shingles - Improve attic ventilation to reduce moisture - Store outdoor garbage in sealed containers
Most of our customers never have a repeat problem because we address root causes, not just symptoms.

Why Attics and Crawl
Spaces Attract Pests
Shelter From Weather and Predators
Attics and crawl spaces offer protection from rain, wind, and natural predators. For animals raising young (raccoons, birds, bats), these enclosed spaces feel safer than outdoor alternatives.
Warmth in Winter
Insulated attics stay warmer than outdoor temperatures. Pests seeking winter shelter are drawn to heat signatures. Gaps near heat sources (chimneys, ductwork, poorly sealed hatches) act like welcome signs.
Darkness and Low Disturbance
Most attics and crawl spaces go months without human entry. Pests prefer undisturbed spaces where they can nest without interference.
Access to Food and Water
Roof damage, plumbing leaks, or condensation provide water. Bird feeders, fruit trees, and outdoor trash near entry points provide food. Pests follow the scent trail.
Easy Entry Points
Gaps as small as 1/2 inch (for bats) or 2 inches (for young raccoons) are all that’s needed. Older Bay Area homes often have damaged or missing vent screens, gaps where rooflines meet walls, deteriorated soffit or fascia boards, uncapped chimneys, or broken foundation vents. Once one animal finds entry, scent marking attracts others. That’s why sealing every opening matters.

Frequently Asked Questions
Cost depends on the species, severity of infestation, number of entry points, and damage extent. Most residential jobs range from $800 to $3,500. We provide free estimates after inspection so you know exactly what you’re paying for before we start work. Call (510) 500-5007 to schedule.
We do, but rodents have their own dedicated service page because removal methods differ from other pests. Visit our rodent solutions page for details on rat and mice control.
Timeline varies by species and method:
- Exclusion-based removal (raccoons, bats, birds): 1-3 weeks for animals to vacate, then 1-2 days for sealing and cleanup
- Treatment-based removal (wasps, ants): 1-2 days for treatment, follow-up visit 1-2 weeks later to verify elimination
- Cleanup and restoration: 1-3 days depending on damage severity
Not if entry points are properly sealed. We use permanent materials (galvanized steel, heavy-gauge screens, metal flashing) that animals can’t chew or tear through. We also provide prevention recommendations to eliminate attractants. Most customers never have repeat infestations.
Yes. We prioritize exclusion methods (letting animals leave on their own) over trapping whenever possible. When treatments are necessary (insects), we use products approved for residential use and follow all label safety precautions. We’ll advise you if any temporary precautions are needed (like keeping pets away during wasp treatment).
Usually not. Most of our work happens in attics and crawl spaces that don’t require you to vacate. For insect treatments that involve interior spraying, we may recommend staying out for 2-4 hours while products dry.
Certain bats and migratory birds are protected by federal and California law. We use humane exclusion methods and time our work to avoid maternity seasons when young are present. We stay current on wildlife regulations and handle protected species removal legally and ethically.
